INTERNET. The most popular Internet Real Estate search site, by far, is REALTOR.com. Every MLS listing echos to REALTOR.com with one photograph and machine-generated descriptive language.

To generate the most interest, your home must have multiple photos, a customized description, a headline, a moving banner, and a virtual tour. Otherwise, your listing looks like all the others.

Creating an attention-grabbing presentation on the Internet requires time and effort, plus a financial committment that most agent are not willing to make. Our experience shows that these extras help our clients sell faster and for a better price. That's why these enhancements are part of our standard package.

VIRTUAL TOUR. Until recently, the only way to produce a virtual tour was to point the camera into a concave mirror. The downside is this does not allow for extra lighting, and it produces 'weaving walls' and other distortions.

I have invested in the newest technology which stitches together a series of still photos to produce a panorama. In addition to eliminating the distortion and improving the quality of the scenes, we can pan across only the areas of the room which are the most attractive, instead of being forced into a 360-degree view.

Our software also allows inclusion of a brief description of each scene. It is powerful for buyers to read about special features at the moment they are viewing them.

TEAMWORK. Twenty years as a professional real estate agent has taught me that a key to success in marketing a home is for the owners and the agent to function as a TEAM.

I bring to the table my experience and training, plus affiliation with the most powerful brand name in real estate - RE/MAX International. My clients and I collaborate in staging their house so it shows to its best advantage.

Keep this perspective: You are not letting prospects come over to see your house. Instead, you are welcoming buyers to their new home!
